The National Society of Surveyors (NSPS) and the American Land Title Association (ALTA) have substantially revised the Minimum Standard Detail Requirement for ALTA/NSPS Land Title Surveys, which are effective February 23, 2016 (revising the 2011 existing version). The existing Standard and its revision are designed to fulfill the unique needs of the title insurance industry when asked to insure title to land without exception.
The revisions affect the surveyor’s duties relating to records research, required fieldwork, right-of-way depiction, boundaries and physical access, together with special rules for cemeteries and water features.
Provisions for digital images, content of certifications, and an outline of the paper presentation of the surveyor’s findings are also included.
